Built on a hillside in the heart of Tuscany, just 2 km from the center of Trequanda, this wine estate with equestrian facilities seems like an old village, on top of a hill which overlooks the vineyards. Surrounded by unspoilt countryside, the property covers 110 hectares (7 of which are planted with vines).
We are located in the heart of Tuscany, 17 km from Pienza, Montepulciano from a half hour (21 km) and Rapolano Terme (27 km).
DESCRIPTION OF THE BUILDINGS
The estate includes the main agricultural building to residential use and outbuildings behind, about 100 m distant from it.
This typical Tuscan farmhouse (650 sqm) the oldest building in local stone masonry and brickwork has been recently restored and renovated, and therefore is in a good state of repair and maintenance. The building, entirely for residential purposes, consists of two floors.
- The ground floor hosts the living area, made up of entrance hall, large living room, kitchen, dining room, three bedrooms with en-suite bathroom.
- On the first floor, however, we find: spacious living room at night, five bedrooms, study and five toilets.
At the rear of the building for residential purposes, about 100 m from the same, were made use of new rural outbuildings with stables for horses (110 sq), farm equipment storage (30 sqm), warehouses (57 sqm), bathrooms (10 sqm) and porches (150 sqm).
STATE AND FINISHES
The level of finish is excellent: terracotta floors, wooden beams and terracotta tiles on the visible side, solid wood interior doors, wooden windows and thermal windows.
The structure consists of columns, trusses, beams and wooden tables, with overhanging tiles and roofing tiles. The open courtyard onto which the aforementioned outbuildings was paved in brick. Great is the level of finish into consideration the intended use of the property.
All toilets are equipped with the necessary pieces of high quality health care.
The house has central heating type heater, plumbing for hot and cold, electrical system of the type under track, all in accordance with the law and fully functional.
The land constituting the company, with a total area of 110.0 hectares are hilly. The land is split among arable land (33.0 ha), grazing land (6.0 ha), woodland (63.0 ha), vineyard (7.0 ha) and olive grove (1.0 ha). The land is cultivated with great care and attention and respect for the environment.
The area is traditionally suited to the production of excellent wines, located between the Crete Senesi and the Val d'Orcia, bordering lands that are home to famous Montalcino and Montepulciano.
All the grapes are vinified in the estate keeping fruits from younger vines separated from those from fully-mature vines. These younger fruits are used to produce less demanding wines. Wines are marketed with the estate’s own trademark. Vines trained in the estate (pruned-spur cordon-training) are Sangiovese, Cabernet Sauvignon and Pinot Noir which are then purely vinified.
