In a slightly hilly location between the Val d’Elsa and the Val di Pesa, it boasts an enchanting view of the surrounding Tuscan countryside. Florence and Siena are both less than one hour’s drive away, while in about one hour and twenty minutes it is possible to reach the seaside towns of Viareggio and Forte dei Marmi. DESCRIPTION OF THE BUILDINGS
The estate consists of a 900 sqm historical building, once belonged to the Pitti family; a 19th century farmhouse measuring 270 sqm and arranged on three floors; a 150 sqm agricultural barn, that can be partially demolished and rebuilt, located next to the main road; a former furnace of 80 sqm, that can be restored and converted for residential use.
EXTERIORS AND PRODUCTIONS
The plot of land extends over 40 hectares, and it is split among vineyard (17.1 ha), olive grove (5.8 ha), coppice wood (7.6 ha), arable land (2 ha) and unused land (7.5 ha).
The olive grove (1,500 trees) produces each year up to 3,000 kg of extra-virgin olive oil, which means a yearly production of 3,000 – 4,000 bottles.
The vineyard includes Sangiovese, Cabernet Sauvignon, Trebbiano and Malvasia vines, and is registered as Chianti DOCG for 13.7 hectares (the remaining 3.3 hectares are IGT). Vines density ranges from 3,333 to 4,270 stumps per hectare (with squares varying from 2.80 x 0.90 m to 3.00 x 1.00 m). Yearly production ranges between 130,000 and 140,000 bottles of wine.
