GEOGRAPHIC POSITION In Tuscany, 10 km from Capannori, historic villa with pool, outbuildings, park, vineyards, olive groves and timber trees. The villa is less than 1 km from a centre with facilities but it is surrounded by greenery and enjoys excellent privacy. An asphalt road leads to the property, which has two accesses, one pedestrian access and the other for cars. DESCRIPTION OF THE BUILDINGS The villa was built in the 16th century, served as a monastery in the 17th century and later became the residence of one of the most important families of Lucca. The villa is laid out on two levels plus the basement floor and the attic floor, composed as follows. - Basement floor: cellar. - First floor (with double access): central sitting room, double dining room, living room/TV-room, study, bedroom, bathroom and kitchen. Still on this floor you will find a porch and a consecrated chapel. - Second floor: large sitting room, six bedrooms and two bathrooms. - Attic floor: currently not habitable. The outbuilding N°1 has a rectangular shape and is laid out on three levels. - Basement floor: two cellars and a porch. - Ground floor: four rooms. - First floor: four rooms. The outbuilding N°2 has no roof. The outbuilding N°3 includes two rooms: one with an antique oven and another one with a narrow tunnel. STATE AND FINISHES The villa, which underwent renovation works from 1998 to 2013, features marble floorings, terracotta flooring, wooden floorings, frescoed walls and ceilings. The altar of the chapel is in Carrara marble. Two bathrooms of the villa have a shower, one bathroom has a Jacuzzi. The three outbuildings need renovation works. EXTERNAL AREA The land around the property includes a park, olive grove, vineyard and timber trees. The park is very well maintained and is enriched by wonderful ornamental plants.
