DESCRIPTION OF THE BUILDINGS The villa (600 sqm – 6,456 sqft) is laid out onto four floors organized as follows: - Basement: technical room, four ample rooms, bathroom with possibility of sauna. One of the room is kitchen-ready. The underground rooms (fully habitable) are all fitted with windows and well lit thanks to a round-running cavity covered in glass-bricks which allow light to pass through. An underground tunnel connects the villa with the annex. - Ground floor: entrance hall, living room with fireplace, dining room, ample kitchen, services and an ample sitting room with studio; - First floor: master bedroom, guest bedroom and third bedroom, each with its own private bathroom and walk-in closet. From the master bedroom one can get access to the outdoor veranda (25 sqm – 269 sqft). - Second floor: habitable loft with windows, where one can obtain another double bedroom. The annex (50 sqm – 538 sqft) is linked to the villa through an underground tunnel. STATE AND FINISHES The villa has been realized over the ruins of an old farmhouse (dating back to the 19th century), fully rebuilt with high-quality finishes in 2006. The villa is in excellent structural and aesthetic conditions. The frame of the building is made of reinforced concrete which complies with all the current anti-seismic criteria. External walls are covered in reclaimed light bricks and travertine windowsills. Fixtures and shutters are made of fine wood and there are wrought iron grids (both fixed and electrically sliding which disappears inside the walls). On the inside, the villa boasts ancient terracotta flooring, embellished by beautiful mosaics. Bedrooms, instead, are paved in high-quality parquet. All the bedrooms are decorated with molding running all around the house while internal steps are made out of travertine. The whole furnishing is custom-made with quality materials, as we can see in the living room where, next to the reclaimed-stone fireplace is located a full cup boarded wall with multicolored polished glasses. Doors are all made of polished solid wood and a few of them slides into the walls, completely disappearing. In many rooms, bathrooms included, walls boasts wooden paneling with various kinds of woodland. Showers in the main bathrooms are all made out of carved marble. Among the services in the house a few are worth noticing: alarm system, centralized vacuuming device and a music system running all around the house. EXTERNAL AREA On the outside the villa is fitted with a nice portico, where one can set a table with chairs for dinners and/or meeting in the spring/summer evenings. The villa is surrounded by a park of 10,000 sqm, fully fenced and dotted by fruit trees and over 50 productive olive trees.
