A notable point for the property is the presence of A1 junctions nearby: Valdichiana-Bettolle (15km, leading north) and Querce al Pino (25km, leading south). The closest train stations are Montepulciano Stazione (9km) and Chiusi (25km). DESCRIPTION OF THE BUILDINGS The hotel (2,516 sqm – 27,072 sqft, 27 bedrooms and 34 bathrooms) is laid out onto four floors, all linked together by an elevator. - Basement: here we find a beautiful wellness center made up of an ample pool room (90 sqm) with whirlwind tub, a three-module Sasha Jacuzzi (sauna, Turkish bath and emotional shower), brine grotto, chromo-therapy stone cave, Kneipp cure facility and relax area. The floor is completed by an ample garage, cellars, storage rooms, three bathrooms and technical rooms. - Ground floor: entrance hall, reception, management offices, TV room, dining room, hall, kitchen with refrigerating room, cellar, dressing room for the staff, three bathrooms and seven bedrooms with en-suite bathroom (five of which with balcony). - First floor: twenty bedrooms with en-suite bathroom and balcony. - Second floor: laundry room, bathroom, closet and lofts. STATE AND FINISHES The building was completed in 2000 and is in excellent structural and aesthetic conditions. Interiors are modern and provided with all the 21st-century comforts. Bedrooms are all equipped with balcony/terrace where one can enjoy a wonderful view over Val d’Orcia. EXTERNAL AREA The hotel boasts a small garden (roughly 800 sqm – 0.2 ac) accessed from the wellness center and a small parking lot located just next to the building (in conjunction with an indoor parking area located underground). Just outside the parking lot is located a bus stop for the Pollicino bus service which can be used to reach the historic centre of Montepulciano, right in the Piazza Grande. Right next to the hotel is located a building plot (zoned for commercial use), with possibility of building approximately 300 sqm of buildings, but currently exploited as a parking area for the hotel. Price for the plot is 400.000 €. USE AND POTENTIAL USES Up until now, the restaurant and the wellness center have been exploited exclusively in conjunction with the hotel, limiting their use to the guests of the structure. The restaurant, in particular, is mainly used as a breakfast room. It is however possible to make the two services available to external customers, potentially increasing the income generated by the property. What’s more, the hotel could also be a starting point for enogastronomic tourism, thanks to the many wineries producing Nobile di Montepulciano DOCG wines and Chianina breeding farms on the surrounding hills.
