楼盘简介

Description

Located only 3 kms from the village of Morra, this three-storey, stone built Umbrian farmhouse has been well constructed and consists of a fully restored two bedroom apartment on the first floor and two further apartments which are both to a builder's finish. Set atop a little hill and surrounded by approximately three hectares of land and pretty Umbrian countryside, the property is private but within walking distance of a bar and a well-stocked supermarket. In addition it is only 20 kilometres from the Tuscan town of Castiglion Fiorentino where there is a main line train station.

The first floor accommodation is accessed by a wide internal staircase with stone treads which leads directly to the large reception room with a particularly beautiful terracotta floor and closed-in fireplace. The kitchen/dining room with hip height barbeque/fireplace is just off the reception room. Also from the reception room is a corridor which leads to the family bathroom with marble floor and a roll-top tub. There are two bedrooms here, one of which has its own bathroom and wooden stairs leading up to a additional room with three windows and pretty views; ideal if office space or even a dressing room is required. This part of the property is habitable, totally autonomous and ready to use right now.

Apartment one is on the ground floor and separated from the main dwelling by a door at the foot of the aforementioned stairs and is therefore easily connectable to the liveable space above. As mentioned it is to a builder?s finish and consists of what will be a large living/dining area with French doors to the outside. This room is already prepared for the installation of a fireplace. A corridor leads to a gorgeous little room with an arched ceiling constructed from terracotta bricks. This room also has external access and is intended to house the kitchen (the fittings are all in place) but would make a fabulous entrance hall, especially if the new owners prefer to unite this apartment with the one above. The corridor also leads to what will be a family bathroom and two bedrooms. There is the potential to have an extra bathroom here but more about that in a moment.

The second apartment has an entrance hall with an adjacent storage room which could, if necessary, be taken over by apartment one and transformed into a ensuite bathroom for one of the two bedrooms there. Next to the hall is a spacious room destined to be used as a kitchen, dining and sitting room. It has French doors to the garden and again this room has been predisposed for a fireplace. From here stairs go to the first floor where there will eventually be a bathroom and two bedrooms. This apartment has a large paved terrace which is just crying out for a pergola with a dining table and some chairs underneath.

To re-cap the first floor apartment has two bedrooms, two bathrooms (one of which is ensuite), an office, a reception room and an eat-in kitchen. Apartment one has two bedrooms, one (potentially two) bathrooms, a kitchen and a reception room. Apartment two has an entrance, a large kitchen/dining/living space, one bathroom and two bedrooms.

Both of the unfinished apartments are set up to have independent heating and electrical systems, the floors are ventilated and the perimeter walls throughout are all insulated. A new owner will have to fit kitchens and bathrooms, plaster and paint the walls, install radiators and central heating boilers, light fittings etc. but, the tedious stuff has been well executed already.

The ceilings throughout the whole property have traditional exposed wooden beams, the floors are predominantly in terracotta and the doors and windows are all custom made and fitted with double-glazing and insect screens. It is clearly well constructed and has stone window and door surrounds. Mains water is connected and there is also a well.

If required it is possible to add extra volume to the main house to extend the apartments for example. Also, there is a ruined barn and a tractor shed on the property, the volume of these two buildings (once demolished) could be combined and used to construct an additional dwelling elsewhere on the land. The property has immediate and future potential and work could be carried out in stages if need be.

The land surround the property requires landscaping and there is ample space for a pool.
