The house is set in 2 hectares of olive groves on a wooded hillside, enjoying a panoramic view of the Chiana valley right across to Cortona in the East and across the hillside to the historic village of Civitella in the West. The garden is mainly set to lawn in front of the house, below the pool; the remainder of the hillside grounds are dominated by terraced olive groves interspersed with the occasional cherry or fig tree, and chestnuts in the autumn. Approached by a wooded driveway the property is completely secluded and not overlooked by any other houses. However it is only 1.5km from the village of Oliveto and 3km from Civitella with two good restaurants. The lovely town of Monte San Savino is only 15 minutes away, and offers a wealth of fine restaurants and other services.
The house was rebuilt in 2004/5 from a complete ruin and combines the traditional feel with modern amenities. Downstairs there is a large entrance hall, a spacious kitchen/dining area with modern cooker, dishwasher etc leading into a comfortable sitting room with modern sofas and an open stone fireplace. There is one double bedroom and a bathroom on this floor with a washing machine. Upstairs there are three further double bedrooms, one with en suite bathroom, and a further bathroom.
Outside there is a substantial terrace at the front of the house with a large table and chairs for al fresco dining. This is in the shade at breakfast time which is really nice in the summer; from mid-morning when the sun comes round the pergola comes into its own. The pool (which is heated) measures approximately 12 x 5 metres and has a solar cover to keep the warmth in.
The house is situated in an ideal position for exploring Tuscany and the wonderful old towns of Umbria. The iconic towns of Florence, Siena, Montepulciano, Arezzo, Cortona and Perugia are all within an hour’s drive and only slightly further are Orvieto and Assisi.
