Located just 17 km from Florence, in the beautiful hills of Chianti Classico, we find this manorial villa with Chianti Classico DOCG vineyards and winery. The property is currently operational as a luxury boutique hotel with 11 bedrooms, but more could be created in the outbuildings. Roughly 3.0 hectares of vineyard allow producing up to 18,000 bottles of Chianti Classico DOCG wine.
The property is located very close to a town providing all the services (2km; 5') and the most beautiful cities of Tuscany are all easily reached (Florence, Siena, Montepulciano, Pienza, Montalcino, Pisa...). The closest airport is in Florence (31km; 30'), but Pisa, Bologna and Rome are equally convenient.
DESCRIPTION OF THE BUILDINGS
The property revolves around the beautiful manorial villa (700 sqm – 7,532 sqft, 7 bedrooms and 7 bathrooms), laid over three floors. The ground floor accommodated many reception halls, all decorated with frescoes and beautifully restored. Via a staircase, one can reach the first floor, with 4 bedrooms and 4 bathrooms. Finally, reaching the uppermost floors, one can find a cozy 3-bedroom apartment that could also be accessed directly from the garden. The guests can also enjoy a 3,000 sqm lush garden with decorative plants and flowers.
Three cottages are located in the garden and offer pleasant accommodation for the guests:
- Villa G (50 sqm – 538 sqft): living room with cooking corner, bedroom and bathroom;
- Villa R (82 sqm – 882 sqft): living room, kitchen, two bedrooms and bathroom.
- Villa C (54 sqm – 581 sqft): living room, kitchen, bedroom and bathroom.
The three buildings boast a total of 6,300 sqm of private garden.
The winery (82 sqm – 882 sqm) is fully equipped for wine production.
An outbuilding (120 sqm – 1,291 sqft) in good condition could be easily reworked into a further space for winemaking or converted into a cozy restaurant. The building features two bathrooms.
A former greenhouse (50 sqm – 538 sqft) could be used to create a wellness center for the guests.
Several canopies allow sheltering the vehicles and tools used to work the fields.
The villa is surrounded by beautifully landscaped gardens and features private parking with three separate entrances to the premises. A short distance from the villa, there is a wooden patio with an outdoor 7 × 3 m whirlwind pool. A tennis court is currently under construction and only needs finishing works.
The property covers a total surface of approximately 16.5 hectares (40.8 acres). Of these, roughly 3.0 hectares are planted with Chianti Classico DOCG Sangiovese vines which grant a yearly production ranging around 18,000 bottles (both Chianti Classico DOCG and SuperTuscan IGT).
The remaining surfaces are split among arable land (4.4 ha), mixed woodland (6.0 ha) and a 400-tree olive grove (2.5 ha).
