At the border between Umbria and Tuscany, in a hilly and panoramic position, stone farmhouse with 14.0 hectares of land and horse stables. The country house, recently restored, includes 9 bedrooms on three floors and boasts all the features commonly found in countryside buildings. The land of the property is mainly covered in arable/grazing land and is ideal for horses.
Services are all available in Città di Castello (roughly 9 km) and other cities of Umbria and Tuscany are reached in less than two hours (Anghiari, Sansepolcro, Castiglion Fiorentino, Cortona, Perugia, Siena, Florence…).
The airport in Perugia is the closest one (61km; 50’) but the terminals in Florence, Pisa, Bologna and Rome are equally convenient.
DESCRIPTION OF THE BUILDINGS
The main country house (570 sqm – 6,133 sqft, 9 bedrooms and 5 bathrooms) is laid over three floors organized as follows:
- Ground floor: entrance hall dividing the floor into two sections; on one side there are living room, kitchen, bedroom and bathroom; on the other one a kitchen, living room, dining room and bathroom;
- First floor: six double bedrooms, three of which with en-suite bathroom;
- Second floor: two bedrooms and four rooms in builder's finish (which could be finished into four more bedrooms for the property).
Completing the property we can also find a stable with ten boxes for horses, a barn and two old drying barns to be restored (45 sqm each). Right in front of the stable there is a 40 × 20 m training course for horses.
The property covers, in its entirety, roughly 14.0 hectares of land, covered for the most part in arable and grazing land (13.5 ha). The remaining surfaces are covered in mixed woodland (0.5 ha).
The property also houses a small lake that is currently used to irrigate the land. The surfaces of the estates are mostly plain and, because of this, very suitable for horse breeding. There is already a stable built in the property, as well as a training court in front of it.
