Yeldon is located approximately two miles to the south-west of the centre of Bridport, in the hamlet of Higher Eype which sits above the pretty village of Eype.
Eype has an active church which is also regularly used for art exhibitions and concerts by the Eype Centre for the Arts, a public house and a country house hotel and is known for its attractive stretch of beach which is within the Jurassic Coast World Heritage Site.
Bridport is a wonderful town, known for its antiques markets and its thriving arts scene. It has a Waitrose supermarket as well as numerous interesting independent shops.
The surrounding area and coastline is renowned for its beauty as a designated AONB.
Communications in the area include the A35 which provides a link to the A31 and London.
Mainline railway stations are available at Axminster, Dorchester and Crewkerne with services to London Waterloo.
Yeldon is an Arts & Crafts style house, built in 1908 and set in an elevated setting close to the Jurassic Coast and the popular market town of Bridport. In 2010 the house was meticulously restored and extended by local builders C G Fry & Son under the current ownership and now provides a stylish and spacious family home with the benefit of a two bedroom detached, self-contained cottage.
The front door opens into a porch which in turn leads through to a large reception hall with an original brick tile floor and a wood burning stove. The library is located to the left and has a very fine Arts & Crafts style fireplace, beautiful bespoke joinery and a bay window with window seat. To the right the hall leads through to a large kitchen/breakfast room with an excellent range of floor and wall units, a range cooker and a bay window with window seat providing exceptional southerly views to the sea. Steps lead down from the kitchen to a superb garden room within the sedum-roofed extension with bi-folding doors opening onto a large west facing terrace. The study adjoins the garden room and behind the kitchen is the back door, cloakroom and a utility room.
An attractive oak staircase leads to the first floor where there are three well proportioned bedrooms, all enjoying views over the gardens and countryside and sea beyond to the south. The principal bedroom has a superbly appointed en suite shower room and there is a generous family bathroom.
The Cottage sits in the gardens to the north-east of the main house and provides ideal additional guest accommodation. It has an open-plan living room, kitchen, two bedrooms and a shower room.
Office and Outbuildings
Tucked away within the grounds, enjoying wonderful countryside views towards Colmer�s Hill is a superb oak-framed home office built by the present owners in the style of a granary. The office is a wonderful work space with underfloor heating and high speed internet.
An additional oak framed building is located to the east of the house and provides ample parking with a double carport as well as two single garages.
Gardens and Grounds
Yeldon is approached via a gravel driveway and sits in exceptional gardens with numerous areas of interest, including sweeping lawns, a kitchen garden with a greenhouse, an orchard and a variety of mature, specimen trees. There are far reaching views toward Colmer�s Hill, Bridport and the surrounding countryside to the north and east and views to the sea to the south.
In addition there is a fully enclosed field with separate road access , currently laid to pasture and an area of mature woodland, with a woodland walk.

From The Crown roundabout on the outskirts of Bridport take the A35 eastwards towards Lyme Regis. After approximately one mile, take the left hand turning signposted �Eype� and after a short distance take the second right turning signposted �Higher Eype�.
