In a panoramic position on the hills of <b>Florence</b>, not far from <b>Rufina</b> and <b>Pontassieve</b>, this <b>luxury villa</b> with garden, pool and <b>manorial chapel</b> overlooks the Florentine hills. Other art cities of Tuscany can be nonetheless be reached in less than two hours by car (Fiesole, Arezzo, San Gimignano, Siena, Montepulciano, Cortona…).<br/><br/> <b>DESCRIPTION OF THE BUILDINGS</b><br/> The <b>villa</b> (645 sqm – 6,940 sqft, 9 bedrooms and 6 bathrooms) is laid over three floors. On the ground floor, with several separate accesses, are the spacious billiard room, a painting atelier, the gym with its own bathroom and dressing room, a laundry, two storages and the <b>keepers’ apartment</b> (100 sqm – 1,076 sqft) made up of living area with kitchen, two bedrooms and a bathroom. Right next to the gym is the orangery, already provided with systems for a kitchen.<br/> The first floor can be accessed directly from outside as well, traversing a huge paved terrace, or via an internal staircase located right next to the keepers’ apartment. Here one can find a huge central hall with a fireplace, a dining room with its own kitchen, four bedrooms and two bathrooms. From the living room one can also exit onto a second paved terrace, located on the opposite side from the previous one.<br/> Going further up one reached the second floor which also features a central hall, a side relax room, three bedrooms and three bathrooms. From the hall, another staircase goes up into the tower, where there is a small office space, and from here an external staircase leads onto the panoramic rooftop terrace.<br/><br/> Not far from the villa, immersed in the garden of the property, is a small <b>manorial chapel</b> (25 sqm – 269 sqft).<br/><br/> <b>STATE AND FINISHES</b><br/> The villa is located in a very panoramic position, in a spot where it is believed was once some sort of fortification (whether a watchtower or a small castle). The original building has been heavily reworked over the centuries and took its current aspect probably at the beginning of the 20th century. The house closely resembles the manorial villas in the Florence area, but includes several elements that are typical of castles such as the crenellated tower and the glacis at its base, two elements that nowadays only have a decorative purpose.<br/> Inside, the rooms are all finished and decorated as to recall the manorial dwellings with frescoes, decorated wooden beams, pietra serena</i> fireplaces and window frames, terracotta and wooden floors and many more little details giving the house a very polished and refined look. Walls are all painted in light colors (white is the main choice) and this allows light to easily diffuse and brighten the rooms, even when windows are smaller than usual.<br/> The roof, in particular, has been entirely remade and inside one can see the huge trusses and the wooden beams supporting the ceilings.<br/><br/> <b>EXTERIORS</b><br/> The villa is located at the center of 1.9 hectares of land (4.7 acres). The trees surrounding the buildings grant excellent privacy and many shaded areas where one can peacefully spend the sunny summer days. Right next to the villa, across the huge paved terrace, is the <b>13 × 8 m saltwater swimming pool</b>, paved in mosaic and surrounded by a stone-paved solarium that is the continuation of the previously mentioned terrace. On the long side of the villa, right in front of the orangery and the billiard room, is a well-manicured Italian garden, marked by hedges and graveled walkways.<br/> The remaining surface is covered in garden, dotted with decorative trees, flowers and a few olive trees that allow producing a small quantity of olive oil for personal use.<br/><br/> From the municipal road, two separate gates grant access to the property and from these one can then reach a graveled apron where several cars can be conveniently parked.
